Some people like to buy homes that are brand new with no remodeling or fixing up required. There are others who love the idea of buying a classic older home that has a style and beauty that can be hard to recreate with a new one. There is definitely nothing wrong with investing in an older home, but there are certain things that you need to be aware of before you sign the papers.

Older homes can be riddled with serious problems that may not be visible to the naked eye. That is why it is so important that a thorough inspection and appraisal be completed before you buy. It is standard practice for homes on the market to have appraisals done, but you will be responsible in the long run to be assured that nothing was left out.

Termites are something you want to be sure that are not present any where in the home. These little critters can cause some major damage and you will not likely want to be talked into buying a house that has previous or current termite infestation unless they have been eradicated and the damage has already been repaired. It could cost thousands of dollars to kill termites and repair their damage.

Structural damage is another major issue when thinking of buying an older home. You want to make sure that the floors and walls are level and free of cracks. Look for doorways and window frames that are misaligned. You might be surprised at what some appraisals might leave out. Structural damage can also cause thousands of dollars to have repaired.

Water damage and mold can be added to this list of what to look for too. When a home has had water damage in the past or still has some going on somewhere, it can cause mold and rotting wood in places that can not be seen too. Behind walls, underneath floors, in the attic, and in the crawlspace or the basement are all common places for mold to grow. Mold can be killed, but depending on how extensive the mold growth is will determine how much tearing out of walls and floors could have to be done. As with the other major issues in older homes, it can cost thousands of dollars to repair mold and water damage.

Older homes can be turned into dream homes and sometimes they will require some tender loving care to make them exactly what you want, just make sure you are buying something that is a potential dream home and not a money pit.
