Once someone has decided that they want to sell the home they live in and purchase another one, all they usually want to do is get the move over with. Many times you will find your new home before you sell your old one. If you do have the opportunity to move out and leave your old home vacant, this will make it easier to do the necessary repairs and make the old place as ready to sell as you can.
There might be a few things that you want to improve before you decide on your final asking price for your old house. The better shape that it is in the more money you are likely to get for it. You can do some projects like painting and clean up your self and this can save you money, but there could be some items that are very important to attend to that you might not be able to fix on your own.
Plumbing issues should be a priority when selling a house. Leaking plumbing anywhere in the home can make an appraiser or buyer wonder whether there could be water damage or mold issues as well. If the home you want to sell has mold growing in it anywhere, you might as well be prepared to remedy this situation if you expect to sell your old home at all, much less get your asking price.
These days it is extremely difficult to sell a home that has mold anywhere in it. If you suspect there could be mold growing in the house, you might wish to hire a professional water damage company to come and check it out. If they find any mold, they can advise you how to take care of it yourself if it is not serious and they can take care of it for you if it has gone beyond what you can fix yourself.
Hopefully, there will not be anything major, but if there is it could get expensive to repair. Sometimes walls or floors will have to be torn out to completely get rid of mold. Sometimes it could just mean replacing a few damaged pieces of wood to prevent it from contaminating anything further. It is better to go ahead and fix any water or mold problems before you have the house appraised or try to sell it. Once any needed work is done, then you will stand a better chance of getting the amount you are asking for.
